Cleaning Service Terms of Service

These Terms of Service ("Terms") constitute a legally binding agreement between you ("Customer," "you") and Choptank Cleaning Services & Property Maintenance, LLC ("Company," "we," "us," or "our") regarding the provision of residential and/or commercial cleaning services.

By booking services through our website, by phone, through third-party platforms (including ZenMaid or Meta/Facebook), or by any other method, you agree to be bound by these Terms.

IF YOU DO NOT AGREE TO THESE TERMS, DO NOT BOOK SERVICES.


1. Acceptance and Eligibility


By booking services, you represent and warrant that:

  • You are at least 18 years old
     
  • You have legal authority to grant access to the property
     
  • You have legal capacity to enter into this agreement
     
  • All information provided is accurate and complete
     

2. Services


We provide professional residential and commercial cleaning services including, but not limited to:


  • Recurring maintenance cleaning
     
  • Deep cleaning
     
  • Move-in/move-out cleaning
     
  • Post-construction cleaning
     
  • Specialty services as agreed
     

Service scope, frequency, and pricing are confirmed at booking.

We reserve the right to modify service offerings and pricing with reasonable notice.


3. Service Scope Limitations


Unless agreed in writing, standard services do NOT include:


  • Work requiring ladders above 3 steps
     
  • Moving heavy furniture or appliances
     
  • Biohazard cleanup
     
  • Hoarding conditions
     
  • Pest control
     
  • Carpet shampooing (unless booked)
     
  • Exterior window cleaning above ground level
     
  • Cleaning inside ovens/refrigerators unless requested and paid for
     

We reserve the right to refuse or discontinue service if conditions are unsafe.


4. Cleaning Supplies


We provide standard supplies and equipment.

If you request specialty or eco-friendly products, additional fees may apply.


5. Payment Terms


  • Payment is due as agreed at booking, due before or same day as service by end of day
     
  • Recurring clients authorize card-on-file billing
     
  • Returned payments may incur a 50% service fee
     
  • Pricing may be adjusted based on property size or condition
     
  • All fees are non-refundable unless required by law
     

6. Scheduling, Cancellation & Access

Cancellations


  • 48 hours notice required
     
  • Less than 48 hours: 50% cancellation fee
     

Lockouts / No Access


If we cannot access the property, the full service amount will be charged.

You are responsible for providing accurate access information.


7. Property Access & Keys


You may provide keys, codes, or other access methods.


  • We store access securely
     
  • You must notify us of changes
     
  • We are not responsible for locksmith fees
     

8. Pet Policy


  • Pets must be disclosed
     
  • Aggressive pets must be secured
     
  • We may leave if we feel unsafe
     
  • You are responsible for pet-related injuries
     

9. Damage Policy


We carry liability insurance.


Reporting


Damage must be reported within 24 hours with photos.


Coverage


Limited to repair or replacement at fair market value.


Exclusions


  • Pre-existing damage
     
  • Fragile or improperly stored or hung items
     
  • Fine art, antiques, heirlooms
     
  • Undisclosed property conditions
     

10. Theft Policy


  • Claims must be reported within 7 days
     
  • A police report is required
     
  • We must be allowed to investigate
     

Exclusions include:


  • Cash
     
  • Jewelry unless secured
     
  • Cryptocurrency
     
  • Sentimental items without proof of value
     

11. Customer Responsibilities


You agree to:


  • Secure valuables
     
  • Maintain safe working conditions
     
  • Disclose hazards
     
  • Provide accurate access info
     
  • Treat staff respectfully
     

12. Staff & Background Checks


All staff undergo background checks.

We maintain insurance and bonding as required under Maryland law.

We may substitute staff when necessary.


13. Health & Safety


You must disclose:


  • Mold
     
  • Asbestos
     
  • Lead paint
     
  • Infectious illness
     

We may refuse service for hazardous conditions.


14. Insurance


We maintain general liability insurance and bonding in compliance with Maryland regulations.

Proof available upon request.


15. Force Majeure


We are not liable for delays due to:


  • Severe weather
     
  • Natural disasters
     
  • Government restrictions
     
  • Pandemics
     
  • Events beyond our control
     

16. Privacy


We collect and process personal information as described in our Privacy Policy.


17. Communications


By providing contact information, you consent to receive:


  • Booking confirmations
     
  • Service reminders
     
  • Billing notices
     
  • Promotional messages (opt-out available)
     

Reply STOP to opt out of texts.


18. Termination


We may terminate services for:

  • Non-payment, late payments
     
  • Unsafe conditions
     
  • Harassment
     
  • False information
     

Customers may cancel recurring services with proper notice.


19. Limitation of Liability


TO THE MAXIMUM EXTENT PERMITTED BY LAW:


  • Total liability is limited to the amount paid for services in the previous three months
     
  • We are not liable for indirect or consequential damages
     

Some jurisdictions may not allow certain limitations.


20. Indemnification


You agree to indemnify and hold harmless the Company from claims arising from:


  • Undisclosed hazards
     
  • Injuries due to property conditions
     
  • Violations of these Terms
     
  • False claims
     

21. Dispute Resolution


You agree to attempt informal resolution for at least 30 days before filing a formal dispute.

Small claims court actions may be filed in Maryland.

Jurisdiction shall be the State of Maryland.


22. Modifications


We may update these Terms. Continued use of services constitutes acceptance of updates.


23. Entire Agreement


These Terms, together with our Privacy Policy, constitute the entire agreement between you and the Company.


By booking services, you acknowledge that you have read and agree to these Terms.
